Buying a home: preparation guide
A home purchase depends on the property, financing and the deadlines in your contract. Keep those parts together in a working checklist from the initial budget to ownership transfer and handover.
Gather the records behind each decision, flag questions for your agent, lender, inspector or attorney and keep unresolved issues visible before the relevant deadline.
Keep the path from offer to closing in view. Gather documents, flag priorities and export the questions still open. No account or payment.

Keep the path from offer to closing in view.
Work one stage at a time. Gather the documents listed, add notes and flag what you want to discuss first. “Reviewed” records your progress; it does not mean a term is safe or agreed.
General US homebuyer preparation. Your contract, property, financing and local practice control the checks and deadlines; this worksheet does not approve a purchase or loan.

Before ClausePrep
Open houses blur together. You are afraid of overpaying, missing a defect, or losing the house to a cash buyer.
After ClausePrep
You know your walk-away number, inspection priorities, and which contingencies actually protect you in this market.
Keep these records together
- Housing budget, loan comparisons and cash-to-close plan.
- Purchase agreement, disclosures, addenda and deadline calendar.
- Inspection, repair, appraisal and insurance records.
- Association, title, boundary and equipment documents where relevant.
- Final loan disclosures, verified payment instructions and handover list.
Start with the budget and contractual protections
Compare total housing costs, upfront funds and reserves alongside loan terms. Clarify representation and fees before relying on an agent or another adviser.
Record deposits, inclusions, contingencies and required notice methods from the actual contract. Ask which deadline controls each investigation or decision; local practice alone does not tell you what your signed terms require.
Investigate the property and its continuing costs
Review disclosures, permits, known repairs and financed or leased equipment. Choose inspections for the property and location, then investigate specialist recommendations before relevant deadlines.
Get property-specific insurance terms. Where relevant, review association finances, assessments, rules and approvals, along with title exceptions and boundaries. Ask the appropriate professional to resolve ownership, lien or access questions.
Reconcile the final terms before closing
Compare final loan disclosures with the latest agreed terms and ask about material changes. Verify repair completion, property condition and included items during the walk-through.
Confirm funds instructions through a trusted contact using a known number. Understand who confirms funding, recording and possession, and keep the final papers, warranties and access items after handover.

Questions
Does marking the checklist reviewed mean I should buy?
No. It records progress in gathering information. It does not approve a property, contract, mortgage or affordability decision.
Which inspections do I need?
Use the property, location and initial findings to decide with your inspector or relevant specialist. Review the investigation rights and deadlines in your contract.
What should I compare before closing?
Compare final loan terms and costs with earlier agreed terms, verify repair and handover obligations, and confirm payment instructions independently.
How do I save my completed worksheet?
Download the text checklist to keep every item, evidence prompt, question, status, priority, note and background source. Entries stay in the page and are not saved; export before refreshing or leaving.
Are flagged priorities an assessment of risk?
No. Discuss-first flags are your choices. They move flagged open questions to the top of your conversation plan without changing the review status.
